Are We Designing Student Accommodation for Living or for Survival?

Are we building the best student accommodation the sector has ever seen or the most sophisticated environments for student stress ever created?

Earlier this year, standing on stage as the keynote speaker for the StarRez EMEA Connect Conference in Birmingham, I posed this exact question to a room full of the industry’s leading minds. The silence that followed was telling. I think we all felt the weight of a difficult truth, because right now, it looks like it might be both.

We have reached a curious tipping point in the Purpose-Built Student Accommodation (PBSA) sector. On the one hand, our assets have never been more polished, professionalised, or profitable. On the other hand, the humans living within them are signalling through data, behaviour, and biology, that something is fundamentally broken.

The Evolution of an Asset Class

Twenty years ago, student accommodation was never described as aspirational. It was functional, often chaotic, and rarely beautiful. Bedrooms were basic, bathrooms were shared, and kitchens were truly communal, defined as much by unwashed plates and passive-aggressive notes about missing milk as by any intentional design.

And yet, despite its imperfections, it worked.

It didn't work because it was well-designed; it worked because it required participation. Students had to leave their rooms. They had to navigate shared spaces. They had to interact, whether they wanted to or not. That simplicity created something incredibly valuable, albeit unintentionally: connection.

Over the past two decades, the sector has transformed beyond recognition. We have moved from a fragmented system of "digs" into a global, multi-billion-pound institutional asset class. We no longer simply provide a bed; we curate a lifestyle. Cinema rooms, private gyms, podcast studios, yoga spaces and roof terraces have become the standard. The product has never looked better in a brochure.

But whilst the buildings have scaled up, student wellbeing has plummeted. The statistics are no longer just concerning; they are a systemic alarm bell. Today, one in three students experiences clinically significant anxiety. A significant majority report profound loneliness, with one in five stating they have no close friends. Up to 70% report poor sleep, and nearly half experience persistent stress that affects their ability to function daily. Most damningly, antidepressant prescriptions among young adults have doubled in the past decade, and three in four students have considered leaving higher education altogether.

This is the tension at the heart of our industry. We have improved the buildings, but the experience of living in them is getting harder. The question is not whether we are doing a good job by market standards. It is whether we are solving the right problem.

The Death of “Productive Friction”

To understand why the best buildings are often the loneliest, we need to look beyond floor plans and into the fundamental physics of student behaviour.

Historically, student accommodation solved a simple problem: shelter. The real university experience happened elsewhere, in lecture halls and student unions. But while our sector was professionalising, the smartphone arrived, fundamentally rewiring the student experience. Today, it is entirely possible for a student to live, study, socialise and be entertained without ever leaving their room.

In our quest to create the "perfect" product, we have designed out productive friction.

In older, less refined buildings, social interaction was unavoidable. You had to walk down the corridor to use the bathroom. You lingered in the kitchen waiting for the kettle to boil. You bumped into people. These micro-collisions were the invisible architecture of community. They built a sense of belonging without requiring effort or confidence.

As an industry, we have spent two decades optimising that friction out of the system. We have prioritised privacy, convenience and comfort. We gave everyone ensuites, self-contained studios, and on-demand everything. But in doing so, we removed the very conditions that once made connection inevitable.

What we have created instead are highly individualised environments, comfortable, high-spec, and often quietly isolating. We are building islands of luxury that can quickly become silos of isolation.

The Human Performance Hierarchy

This is not merely a social issue; it is a biological one. Human beings are constantly responding to their environment at a physiological level. Although our world has evolved rapidly, the human nervous system has not. Our brains are still fundamentally wired for survival, constantly scanning the environment for signs of safety or threat in much the same way our ancestors once scanned for predators.

Our nervous systems are always asking three fundamental questions:

  • Am I safe?

  • Do I belong?

  • Can I relax?

When the answer is "yes", the brain opens up to learning, connection and growth. When the answer is "no", the body shifts into survival mode, vigilance, withdrawal and self-protection. Once a student is in that state of dysregulation, no amount of branding, "wellness" amenities or resident programming can compensate for it. Every environment is sending signals through light, sound, layout and flow. These signals either support regulation or contribute to chronic stress.

In my work, I have developed the Human Performance Hierarchy of Living Environments. It argues that human thriving is a bottom-up process.

  1. Foundation: Biological Safety. Can I sleep? Can my body recover from the day?

  2. Middle: Psychological Regulation. Does this space calm me or overstimulate me?

  3. Upper: Belonging. Are there natural, friction-filled opportunities to connect without the pressure to "perform"?

  4. Peak: Performance. Focus, academic success, and thriving.

The challenge is that much of our sector still designs from the top of that hierarchy down. We lead with branding and "wow" amenities to drive sales, while often ignoring the biological foundation. You cannot build thriving on top of dysregulated biology.

The Commercial Reality: Biology on the Balance Sheet

Nowhere is this misalignment more evident than in the rise of the studio apartment. From a commercial perspective, studios are the "holy grail." They offer strong yields, parental appeal (the illusion of safety and focus), and clear marketability.

But from a human perspective, they fundamentally alter the chemistry of living. They remove shared routines and eliminate the casual social "safety net." For many students, particularly those arriving in a new city, the studio often delivers isolation rather than independence. If a student begins to struggle in that environment, the pathway back to connection is daunting. They must leave their room, navigate anonymous corridors and enter communal spaces that require a level of social confidence they may not possess.

In effect, we have designed a product that requires extroversion to access community. Most students will simply not make that leap.

At this point, the issue is no longer just about wellbeing in the abstract; it is a business issue. When environments do not work for the people in them, it shows up on the balance sheet.

  • Underutilised Assets: Spaces that look great in brochures but sit empty because they feel "exposed" or "sterile."

  • Operational Strain: Increasing welfare demands on staff who are not trained as mental health professionals.

  • Reputational Risk: Declining student satisfaction scores and less predictable retention.

Human biology, whether acknowledged or not, always shows up in the ROI. A student who feels they belong is a student who stays, succeeds, and becomes a long-term advocate for your brand.

A New Strategic Opportunity

The response to student distress has, so far, been surface-level. Add a gym. Add a yoga studio. Put a "wellbeing" sticker on a room. But the solution isn't about adding more amenities; it's about how the environment works as a whole. It is an asset strategy issue.

When we talk about strategy, we tend to focus on yield, density, and exit value. All essential but incomplete. A human-first approach asks different questions.

  • How does an 18-year-old feel at 11 pm on a Tuesday night?

  • Where do they go when they feel lonely, overwhelmed or unable to sleep?

  • Are there spaces for "low-pressure presence" where they can be together without having to perform or interact?

A building can look exceptional and be psychologically misaligned at the same time. The gap between what we design and how buildings perform in real life is starting to show up operationally. This creates a significant opportunity for PBSA providers to rethink how environments support Human Performance.

This led to the development of my Human Performance Framework for PBSA. It connects three things: design decisions, student behaviour and asset performance. It shifts the conversation from what a building looks like to how it actually works for the student living in it.

Building the Future

Ultimately, this is not about adding more. It is about aligning what we build with how humans function. When that alignment exists, the results are measurable. Students settle faster. They connect more easily. They sleep better. They engage more fully. In short, they thrive.

And thriving students do not just create better experiences. They create stronger communities, more resilient operations and more valuable institutional assets.

The students living in our buildings today will become tomorrow's leaders, professionals and decision-makers. The environments we create now are shaping not just their university experience but their long-term capacity to function and succeed in a complex world.

So the next time we review a scheme, a layout or a financial model, we must ask: Are we creating environments that require students to be resilient just to survive them, or environments that quietly enable them to thrive?

We are not just building accommodation; we are building the foundations of human futures. The performance of your asset is, and always will be, determined by how well your design aligns with human biology. This is where the opportunity lies: not in adding more, but in designing with a deeper understanding of human behaviour, biology, and the unspoken emotional reality of the student.

Because when those elements are aligned, performance follows—for the student, for the community, and for the investor.
